Before closing a transaction, all issuing offices must search the names of the parties to the transaction, including the seller, buyer/borrower, payoff lender and new lender, using the Special Alerts database. Go to the Special Alerts database to search for specific names, entities and properties.

Attached to this Bulletin you will find a form for Authorization for the Disclosure of Protected information to Attorneys or Public Officials. This form must accompany any request for release of Medicaid eligibility to a trust company, title company, or others inquiring in response to the death of a Medicaid recipient.
The form is to be signed by an authorized individual (personal representative, or other court-appointed representative, or trustee). A copy of a trust or other court appointment must also be included.

Nebraska agents are urged to track the progress of Legislative Bill 1103, which is before the current session of the Unicameral. LB 1103, if passed, will have an effect on many other transactions, and consequently, will affect our practices as well.
