PA Partial Release of Mortgage 1

To all to whom these presents shall come I, _________, of __________, send greeting:

Whereas, _________, of _________, by indenture of mortgage bearing date the _______ day of _______, 20_____, and recorded in the office for recording of deeds in and for the County of __________, in mortgage book No. _______, page _______, granted and conveyed unto me, my heirs and assigns, the premises therein particularly described, to secure the payment of a certain debt or principal sum of ________ dollars lawful money, with interest, as therein mentioned; and

Whereas, the said _________ requested me, the said ________, to release the premises hereinafter described, being part of said mortgaged premises, from the lien and operation of said mortgage;

Now, therefore, know ye that I, the said ________, as well in consideration of the premises as of the sum of ______ dollars lawful money to me in hand paid by the said ________ at the time of the execution hereof, the receipt whereof is hereby acknowledged, have remised, released, quitclaimed, exonerated, and discharged, and by these presents do remise, release, quitclaim, exonerate, and discharge unto the said __________, his heirs and assigns, all that part of the mortgaged premises described as [description].

To hold the same, with the appurtenances, unto the said _________, his heirs and assigns, forever freed, exonerated, and discharged of and from the lien of said mortgage, and every part thereof.

Provided, always, nevertheless, that nothing herein contained shall in any wise affect, alter, or diminish the lien or incumbrance of the aforesaid mortgage on the remaining part of said mortgaged premises, or the remedies at law for recovering thereout or against the said __________, his heirs, executors, administrators, or assigns, the [remainder of the] principal sum, with interest, secured by said mortgage.
