Explanation:

This Guarantee simply assures the Assured that according to the Title company's property records a certain designated instrument is the last recorded instrument purporting to transfer title to the land described in the guaranty. Information is also provided as to the amount of the Documentary Transfer Tax disclosed by that instrument.

The Guarantee specifically states that no examination has been made of those Company records maintained and indexed by name.

The Guarantee Face Page (revised 6-6-92) and Guarantee Conditions and Stipulations (revised 6-6-92) must be used with the Record Owner Guarantee Schedule A.

Any revision to this form requires approval of a Stewart Title Guaranty Company underwriter. The underwriting guidelines contained herein have been provided for general reference. The facts, circumstances, and location of the subject property should be considered when determining the issuance of the requested form or endorsement. Please note that all of the forms and endorsements included in this system may not be available in all states. Accordingly, please contact the appropriate Stewart Title Guaranty Company underwriting personnel in order to determine availability.

Compliance with the underwriting guidelines contained herein in no way obligates Stewart Title Guaranty Company to issue any form or endorsement.
